The answer is great marketing, and I’m going to prove that to you in today’s Funnel Breakdown. Watch this video to see me go thru his funnel.
There’s a huge info marketing niche that promises Income and Wealth from Real Estate Investing.
In 2015, one man developed a New Opportunity for people interested in Real Estate Investing. It was different from the standard strategies of flipping houses, wholesaling, retailing, Lease Options, etc.
The idea was AirBnb Arbitrage. Basically, as an investor, you could make the spread between the Market Rent for a property and the AirBnb Rent
You find a property that you can rent normally for $2,000 a month. Then, you rent it out for $3,500 a month on AirBnb.
You arbitrage the difference between the regular rent and the AirBnb rent, pocket that extra $1,500 a month. Plus you can make money off of cleaning fees, etc.
The original inventor of this idea made millions selling training on this “New Opportunity.” However, from what I can see, he’s no longer the largest coach in this niche.
Instead, the original “King” has been passed by another Coach with better marketing. This man is Shawn Moore and today I’m going to break down his funnel. In 2019 I started seeing his ads, even though I wasn’t interested in Real Estate Investing.
I saw these ads many times. I don’t see many Real Estate Investing or Business Opportunity Ads. This means that Shawn’s Ads were profitable enough to get a huge, broad reach on Facebook.
- Today, Shawn Moore, the new coach, has 11 employees, and 76 active ads in their Facebook Ads Library.
- Meanwhile, the original inventor of this idea only has 20 active ads in their Facebook Ads Library. And, it appears he has no employees.
The One Big Idea that started it all.
I’ve seen one of Shawn Moore’s Ads with this specific picture in my feed a few different times.
Most Popular Original Ad:
The picture looks like they’re on vacation, somewhere in Colorado on a lake and their boat. I remember seeing that ad in 2019 or 2020.

Message: You can go and sit at the beach in the Caribbean when it’s cold in the winter.

He’s got this picture of him and his family on this rock in Moab – or somewhere similar.
Note: All these images were run with the same original ad text. So, he did a great job using “Image Scaling” to scale up his ads.
I didn’t swipe his original funnel. So, let’s go through the funnel he’s using today.
Step 1: Facebook Ad that sells the Dream “Vacation” Life.👉🏼👉🏼
I’ve seen this specific ad in my feed many different times.
Step 2: “Free Video” Squeeze Page:

Step 3: The Next Page has a video that sells the big opportunity and asks you to schedule a free call to talk about how they can help you reach your goals.
Step 4: The person talks to a Salesperson, either on Zoom or over the phone. This is the classic Salesperson Funnel.
Step 5: From what I can tell, the Offer is a $4,800 Investment for “Coaching.” I’m sure they have a continuity offer as well. This is a legit business opportunity and there’s no reason people shouldn’t invest in monthly coaching.
Here are Two Reasons that Shawn is winning the Marketing Game:
The #1 Reason he’s beating his competition: He’s selling the “Sizzle”, not the “Steak.”
He’s dialed in the Front End Marketing to promise their prospect’s exact dream result:
- Great vacations
- Have time to go fly fishing.
- Spend time in Colorado,
- Visit the islands, sit on the beach, relax in the pool, etcetera.
Meanwhile, the other guy’s ads are all selling “make more money” directly, rather than appealing to the vacation angle. This edge enables Shawn to get more people into his funnel.
Even if Shawn’s salespeople only convert the same number of people into customers, he’s getting more customers because he’s adding more leads into his funnels.
Shawn knows his avatar:
- 30-50 years old.
- High income.
- Have a family.
- Pain: Tired of their job. Want something better.
Shawn is hitting his Avatar’s Hot Buttons.
- Go on more vacations.
- Spend more time with your family.
- Have fun with your wife and kids.
The #2 Reason he’s beating his competition: His Funnel follows my 5 Rules for Winning Funnels.
Rule 1: Make a big, clear promise. He’s selling the ultimate dream. When I was trapped in Florida, I would have loved to go to Colorado for the summer.
Rule 2: Use a Proven Funnel Structure. He used a webinar in the beginning. Now, he’s combined a “Free Video” Funnel with a Salesperson Funnel. This is a winning combination that I’ve seen many marketers use.
Rule 3: You must have a believable Mechanism. The whole “Airbnb Arbitrage” Idea makes sense and is beliebable.
Rule 4: You must have a Great Offer. He has a great offer: “Invest $4,800 to get my system, replace your job, and enjoy life.”
Rule 5: Make your offer Easier or Faster than your competition. His offer is much easier than investing $150,000 into a franchise or starting a physical business.
